OCCUPIED HOME STAGING

Real estate has changed, we are now an 'online-first' market, meaning your buyer is making selections before even stepping through your front door. We strategically optimise each space for photos, video & the buyer walk-through experience to help you achieve a great marketing result while you continue to live in the property. Using what you already own, we address furniture layout, simplify contents & select décor to attract the target buyer making the best use of what you already own.
How it Works:
During your Consultation, we’ll rework furniture layout, simplify contents, and style key areas to elevate presentation. You can select the level of help, if any, that you would like and if additional work is needed — such as cleaning, gardening, or repairs — we’ll connect you with trusted professionals. We give you a plan and the tools so your home is photo-ready with minimal stress.

In-person Consultation $300
The best place to start is with our full-hour consultation, where we address the property as a whole. We begin with an initial walkthrough and then work with you to develop a plan for furniture layout, décor, and styling recommendations to complete your property presentation.
We help you plan according to your timeline, budget, and any additional services you may require. Our consultation is a stand-alone service and will provide you with all the information you need to prepare your property.
If you would like further assistance, this is also available through our Project Management and Occupied Home Staging services.
Virtual Consultation - $150
Using your phone camera and our system for analysing space and layout, we provide a full room-by-room assessment and recommendations. Our focus is on achieving the best marketing photos, creating an effective walkthrough for your target buyer group, and ensuring the home remains functional for living throughout the process.
A quick text summary of the key advice follows, so that during the consultation you can focus on our conversation. This 30-minute service is available throughout New Zealand.
Project Management - $99/hr
Following your consultation, we can assist with planning and managing the work. You can engage us to arrange and coordinate services such as painting, cleaning, gardening, and staging, ensuring your property is prepared quickly, efficiently, and cost-effectively. Note, minimum 2-hours charge for site visits.
Occupied Home Staging - By Quote
Following your consultation, we can provide as much or as little assistance as you require. This may range from a half-day session helping you reorganise, through to a multi-day team project.
Just as no property is the same, neither is any project. We tailor our service to suit your needs, budget, and timeline, ensuring you achieve the best possible return on your investment in the marketing of your property.
Partial Bedroom Staging - $400
For our Occupied Home Staging clients with a spare bedroom or office, we offer an add-on bedroom staging service (subject to availability).
Vacant and Partial Staging - By Quote
While Peacock Projects is not a staging service, we can facilitate vacant or partial staging for our clients through our collaboration with expert providers.
